BP Wood & Painting, Corp. is a DBPR-registered specialty contractor serving Port St. Lucie and Palm City, FL. With 20+ years of operation, a 4.9-star Google rating across 45 verified reviews, and full general liability and workers' compensation coverage, the company complies with Florida Statute Chapter 489 and the City of Port St. Lucie's 2025 contractor registration mandate.
As of July 1, 2025, the City of Port St. Lucie no longer accepts local Certificates of Competency — active state registration under Florida Statute Chapter 489 is mandatory for all specialty contractor work exceeding $2,500. Under Florida Statute § 489.128, contracts with unlicensed operators are legally void, and property owners can be held personally liable for injuries to uninsured workers under Florida Statute Chapter 440.
BP Wood & Painting, Corp. manages the full ACC application process for homeowners in HOA-governed communities including Tradition and PGA Village in Port St. Lucie. This includes preparing color draw-downs, manufacturer data sheets, lot surveys, and elevation drawings required under the Lakes at Tradition CC&Rs, protecting homeowners from fines of up to $100 per day under Florida Statute § 720.305.
The ACC administrative packet must include a certified lot survey, overhead and elevation drawings, manufacturer material safety data sheets, and physical paint color draw-downs. Once approved, projects must be completed within a strict 12-month window and cannot remain unfinished for more than 30 days. Fines of $1,000 or more can become a recorded legal lien against the property.
For Florida's high-moisture, high-UV environment, aliphatic polyaspartic coatings significantly outperform standard water-based epoxies. BP Wood & Painting, Corp. uses multi-layer polyaspartic systems applied after industrial diamond grinding to a CSP 2–3 profile, eliminating hot tire pickup (a common failure at 140°F+ tire temperatures) and UV ambering caused by aromatic resin degradation under Florida sunlight.
Standard retail water-based epoxies have a low glass transition temperature. When a hot tire parks on the cured film, the localized heat exceeds the coating's threshold, softening the polymer chains. As the vehicle moves, the tire bond shears the coating from the concrete — a failure known as hot tire pickup. Aliphatic polyaspartic systems lack the benzene ring structure that absorbs UV radiation, preventing yellowing and maintaining gloss under prolonged Florida sunlight exposure.
What We Do
Every service is executed by in-house, W-2 certified craftsmen — never brokered or subcontracted. Multi-day preparation protocols. Moisture-verified before any coating is applied.
Multi-day preparation protocol: power wash, 24-hour moisture cure, stucco repair, spot prime, full prime, and topcoat — applied in strict chemical drying windows for maximum adhesion on Florida's coastal substrates.
Complete extraction of decayed wood fiber back to sound timber, borate-based fungal and termite treatment, replacement with treated lumber, and elastomeric primer-sealer — stopping the biological decay cycle permanently.
Industrial diamond grinding to CSP 2–3 profile, moisture vapor emission testing, and multi-layer aliphatic polyaspartic application — engineered to eliminate hot tire pickup and UV ambering under Florida sunlight.
Full room and whole-home interior painting with moisture-resistant primers for Florida's humidity, precision cut lines at trim and ceiling breaks, and VOC-compliant topcoats for living spaces.
Skim coat, mud, tape, and texture-match repairs on settling cracks, water-damaged panels, and hurricane impact damage — using moisture-resistant materials rated for Florida's high-humidity interior environments.
Precision mitered installation of architectural crown molding and baseboards, primed and finish-painted in a single unified visit — elevating interior spaces without the coordination gap of a separate painter and carpenter.
Low-pressure soft-wash application for stucco, concrete, pavers, and siding — removing biological growth, oxidation, and mold without damaging the substrate or forcing water into wall cavities.
Wood fence and deck painting with penetrating oil-based or elastomeric finishes — applied after surface preparation and wood treatment to resist UV degradation, mildew, and moisture in Florida's outdoor climate.

"BP Wood is truly a first class painting business. Marconi kept us informed as the job progressed. He was extremely helpful in helping us decide what shade of grey and blue to use. We have gotten many compliments saying it looks like a brand new home, and that's how we feel. Thank you Marconi for a job well done."
"Marconi and Carlos did a great job painting my house inside and out. They were on time, were very professional, and honest. They finished all work when they said they would for the price we agreed on. I would highly recommend them if you need paint and drywall work done."
"Marconi and team were extremely professional. We had a lot of issues with our walls and ceilings and Marconi went above and beyond to make the areas look pristine. We have never dealt with a contractor as responsive as him. The team couldn't have been more meticulous and we are very pleased with the quality of work."
